What is modified bitumen roofing?
Modified bitumen is asphalt-based roofing material reinforced with synthetic polymers (rubber or plastic) that is rolled onto low-slope roofs in overlapping sheets to create a flexible, weather-resistant membrane.
Modified bitumen roofing starts with asphalt, the same material used in paving, then adds synthetic polymers such as rubber or plastic to increase flexibility and durability. These polymers are mixed into the asphalt and reinforced with fiberglass or polyester mats to create a stable membrane. The finished product comes in rolls that roofers unroll across the surface of low-slope roofs, typically those with pitches of 2:12 or less, bonding each overlapping seam with heat, adhesive, or mechanical fasteners depending on the specific installation method.
Modified bitumen became popular as a middle ground between older tar and gravel systems and newer single-ply membranes. It offers better flexibility than standard bitumen at cold temperatures and resists cracking better than unmodified asphalt. Most modified bitumen sheets include a granular surface layer on top to protect the material from UV damage and provide traction, making the roof safer to walk on during maintenance.
The material works well for Connecticut's climate because it can expand and contract with temperature swings without tearing. Building owners often choose modified bitumen for commercial structures, warehouses, and mixed-use buildings where a reliable, repairable membrane is needed.
